2. The petitioner seeks bail in a case registered for offence under Sections 420, 467, 468/34 of the Indian Penal Code.

3. Allegation against petitioner is that he along with other co-accused persons fraudulently executed sale-deed of the land of informant in favour of other persons and thus, cheated the informant.

4. Learned counsel for the petitioner submits that there is land dispute between the parties and the land in question belongs to ancestors of petitioner and as such, petitioner executed sale-deed in favour of other co-accused persons. Moreover, the dispute is purely of civil nature. Petitioner is in custody since 15.01.2025. Chargesheet has been submitted.

5. Learned A.P.P. for the State opposes the bail petition.

6. Considering the nature of dispute and period of custody, let the above named petitioner be released on bail on furnishing bail-bond of Rs. 10,000/- (ten thousand) with two sureties of the like amount each to the satisfaction of learned Chief Judicial Magistrate, East Champaran at Motihari in connection with Muffasil Motihari P.S.
