2. Petitioner apprehends his arrest in connection with Complaint Case No. 1112 of 2021 registered for the offences punishable under Sections 420, 467, 468, 504, 506 of the Indian Penal Code.
3. The case arises out of a complaint wherein there is an allegation made by the complainant that he had given a total amount of Rs. 3,50,000/- to the petitioner for execution of sale deed however, the same was not executed in his favour.
4. Learned counsel for the petitioner submits that the petitioner had only received an amount of Rs. 1,21,000/- from the opposite party no. 2 as consideration amount. It has further been submitted that the matter relates to a civil dispute.

No.56640 of 2024(5) dt.16-06-2025 2/3 However, it is noticed that by an earlier order dated 22.03.2025, the counsel for the petitioner had made a submission that the petitioner was agreeable on making payment of Rs. 1,21,000/- to the complainant / opposite party no. 2, which is actually the amount that he had received. Today, a draft of Rs. 1,21,000/- bearing no. 251991 dated 03.04.2025 has been produced and being handed over to the counsel for the Opposite party no. 2.
5. In view of all the above mentioned fact and circumstances and also considering the bonafide of the petitioner, I am inclined to grant privilege of anticipatory bail to the petitioner. Accordingly, in the event of his arrest/ surrender within a period of four weeks from today the petitioner shall be released on bail on furnishing bail bonds of Rs 10,000/- (ten thousand) with two sureties of the like amount each to the satisfaction of the learned court below where the case is pending/ successor court in Complaint Case No. 1112 of 2021, subject to condition as laid down under Section 438(2) of the Cr.P.C and subject to the further condition that the petitioner shall co-operate in investigation/ trial.
