2. Petitioner apprehends arrest in a case registered for the offences punishable under Sections 406, 420, 504, 506/34 of the Indian Penal Code.
3. It is alleged that this petitioner did not execute the sale deed in spite of taking consideration money from the informant.
4. It is submitted on behalf of the petitioner that due to Covid-19 the said sale deed could not be executed, however, later on, the land in question was executed by Most. Niriya Devi W/o Dashrath Paswan to the informant by sale deed No. 7849 dated 26.03.2023. Moreover, it is a case of civil dispute. Petitioner claims clean antecedent.

Considering the facts and circumstances of the case, this anticipatory bail is allowed and it is ordered that let the above named petitioner in the event of his arrest/surrender before the court below within a period of six weeks from today, be enlarged on bail on furnishing bail-bond of Rs. 10,000/- (ten thousand) with two sureties of the like amount each to the satisfaction of Judicial Magistrate, 1st Class, Gaya in connection with Mufassil P. S. Case No. 170 of 2023, subject to condition as laid down under Section 438(2) of the Code of Criminal Procedure.
