2. The petitioners have not attempted to explain the extraordinary delay of 22 years in approaching the Court for relief.

3. Learned counsel for the Petitioners seeks leave to withdraw this petition with liberty first to approach the Delhi Co-operative Tribunal in accordance with law and thereafter seek appropriate reliefs.
