After arguments, this appeal is disposed of as not pressed, inasmuch as, there is no dispute qua the relationship of landlord and tenant, and the rate of rent being Rs.8,000/- per month i.e. above the limit of Rs.3,500/- per month as per which premises in Delhi will be outside the protection of Delhi Rent Control Act, 1958 and the filing of the suit itself is treated as notice of termination of tenancy vide Jeevan Diesel and Electricals Limited v. Jasbir Singh Chadha (HUF) and Another (2010) 6 SCC 601.
