The instant petition is for the following reliefs:- "(a) Issue directions to Respondent to file the Sale Certificate in respect of freehold portion of the Property as described in Para 1 in Book I in terms of Section 89 ( 4) of the Registration Act, 1908. (b) pass such other or further orders as this Hon 'ble Court deem fit and proper in the circumstances of the case."

If the petitioner approaches the Appellate Authority i.e. the Registrar within a period of fifteen days from today along with the application seeking condonation of delay, let the appeal of the petitioner be entertained and heard on its merits without dismissing it on the ground of delay. 3.

With these observations, the instant petition stands disposed of. 4.
