By way of this petition, the landlord has challenged order dated 15.11.2018 of learned Rent Controller whereby application for leave to contest the proceedings under Section 14(1)(e) of the Delhi Rent Control Act was allowed. Today, the matter has come up before me for the first time and it is noticed that since beginning, from 09.04.2019 onwards till date for some or the other reason no effective hearing could take place. In response to a query, learned counsel for petitioner/landlord informs that the Trial Court proceedings are continuing and the same are presently at the stage of recording the petitioner's evidence. Learned counsel for respondent submits that he shall examine only the respondent and two official witnesses in evidence.

Considering the above circumstances, as submitted by both sides, without any discussion on merits of the impugned order, the petition in the interest of expeditious disposal of dispute is disposed of directing the learned Rent Controller to as expeditiously as possible dispose of the eviction proceedings within eight months from today. It is specifically directed that learned counsel for both sides shall appear before the learned Rent Controller on 20.02.2024 at 2:00 pm and shall present a copy of this order to the learned Rent Controller and thereafter, learned Rent Controller according to board of his court may fix any date(s) of trial. Both sides have assured not to seek any adjournment unless there are compelling reasons. 3.

Accordingly, the petition as well as pending application stand disposed.
