The sole reason assigned by the concerned Sub-Registrar in impugned order dated 13.06.2025 is that the sale agreement is presented on the basis of Arbitrator Award and Award is not registered. 2.

The Court vide order dated 08.07.2025 noted that the requisite stamp duty has been paid on the Arbitral Award dated 05.04.2013. 3.

It is also the contention of the petitioner that before passing such an order, the Sub-Registrar has not afforded any opportunity of hearing to the petitioner.

The Court, thus, finds that the impugned order dated 13.06.2025 suffers from violation of principles of natural justice as the same has been passed without hearing the petitioner, and, accordingly, the same stands set aside.

The matter is relegated back to the concerned Sub-Registrar. Let the Sub-Registrar to extend an opportunity of hearing to the petitioner and, thereafter, to pass fresh order in accordance with law. Let the aforesaid exercise be carried out within a period 30 days from the date of receiving of a copy of this order passed today.

If the petitioner, thereafter, has any grievance, he shall be at liberty to take appropriate recourse in accordance with law. 7.

The petition stands disposed of.
