Appellant Mr. Sanjay Sharma is present in Court. 2.
Counsel for the respondent states that he had interacted and took instructions from the respondent when the matter was passed over. 3.
Pursuant to deliberations, counsels on instructions from their respective parties, have agreed to the following terms of settlement: i. Respondent shall pay an additional amount of Rs.8 lakhs (over-andabove Rs.85 lakhs, totalling to Rs.93 lakhs) within a period of 2 months i.e. on or before 20th May 2025;
ii. On such payment being made, the appellant will execute the sale deed in respect of the property i.e. plot bearing nos.117 and 118, street/block/khasra No. 159, colony known as Vipin Garden, Uttam Nagar, New Delhi-110059, in favour of the respondent; iii. The sale deed shall be executed on receipt of the additional sum; The authenticity of the order can be re-verified from Delhi High Court Order Portal by scanning the QR code shown above. iv. Relevant documents relating to the chain of titles will be provided to the respondent at the time of execution of sale deed; v. The sale deed would be duly registered before the concerned SubRegistrar of competent jurisdiction. vi. At the time of execution of the sale deed, vacant physical possession of the said property shall be handed over by appellant to respondent. 4.
Having arrived at these terms of settlement, which are acceptable to this Court, instant appeal is disposed of.

Pending applications are disposed of as infructuous. 6.
A note of appreciation is recorded for efforts of Senior Counsel/ Counsel for the parties.
