The petitioner, respondent and Mr. Gunveen Singh are present in Court and they have handed over the original settlement which is taken on record. The settlement is signed by all the parties. 2.
The respondent present in Court undertakes to handover the vacant and peaceful possession of the suit property to the petitioner on or before 06th January, 2019 in the original condition in which it was received by him under the lease deed. The respondent further undertakes to handover the proof of the payment of water and electricity charges up to 06th January, 2019, at the time of handing over of the possession. The respondent further undertakes not to create any third party interest in respect to the suit property till the handing over of the possession. The respondent further undertakes to pay Rs.20,00,000/- in full and final settlement of the outstanding rent to the
petitioner in four equal instalments of Rs.5,00,000/- each on 20th December, 2018, 20th February, 2019, 20th April, 2019 and 20th June, 2019. The respondent has handed over a demand draft towards the first instalment of Rs.5,00,000/- to the petitioner in Court today. 3.
The undertaking of the respondent is accepted. This petition is disposed of in terms of the undertaking of the respondent. In the event of any violation of the undertaking, the petitioner is at liberty to approach this Court.

Cost of Rs.1,00,000/- is imposed on the respondent. The respondent is directed to pay the cost of Rs.1,00,000/- to the petitioner within ten days from today.

Copy of this order be given dasti to counsels for the parties under signatures of the Court Master.
