These two Civil Revision Petitions, under Section 22 of the Telangana Buildings (Lease, Rent and Eviction) Control Act, 1960, are filed aggrieved by the Judgments, dated 20.08.2014, passed in R.A.Nos.169 and 168 of 2012 by the Chief Judge, City Small Causes Court, Hyderabad, wherein the orders, dated 26.07.2012, passed in R.C No.58 of 2010 and I.A.Nos. 319 of 2011 in I.A.No.460 of 2010 in R.C.No.58 of 2010 by the III Additional Rent Controller, Hyderabad, were set aside and both the appeals were allowed.

Heard the learned counsel for the revision petitioner/ landlady, the learned counsel for respondents/ tenants and perused the record.

Having argued for some time, learned counsel for the revision petitioner/ landlady would submit that the main R.C.No.58 of 2010 is required to be disposed of expeditiously, however, requested this Court to clarify that the Court below should not get influenced by the Judgments, dated 20.08.2014, passed in R.A.Nos.169 and 168 of 2012 while disposing of R.C.No.58 of 2010.

There is no much contest on this.

In the given circumstances, the learned III Additional Rent Controller, Hyderabad, has to determine the arrears of rent and other

defences being taken by both parties, after due enquiry/ trial, without being influenced by the Judgments, dated 20.08.2014, passed in R.A.Nos.169 and 168 of 2012, while disposing of R.C.No.58 of 2010.

With these observations, both the Civil Revision Petitions are disposed of.

Miscellaneous petitions, if any, pending in these two revision petitions shall stand closed. There shall be no order as to costs.
