This writ petition is filed challenging the action the 2nd respondent in entertaining the online application of the 3rd respondent in ROS.021601675190 in Form-X, dated 16.06.2016 in respect of land to an extent of Ac.0.15 1⁄4 guntas in Survey No.85/A, Thippannapet Village, Jagtial Mandal.
Learned counsel for the petitioner submits that the 3rd respondent made application dated 16.06.2016 for validation of the simple sale deed said to have been executed by the petitioner and two others and the 2nd respondents without issuing any notice to the petitioner is trying to dispose of the said application of the 3rd respondent.

A copy of the application said to have been submitted by the 3rd respondent goes to show that the 3rd respondent purchased the subject land from the petitioner and two others. As per Rule-22(3) of the A.P.Rights in land & Pattadar Pass Books Rules, 1989, the petitioner is entitled for notice in Form No.XI before validating any sale deed under Section 5(A) of the A.P.Rights in land & Pattadar Pass Books Act, 1971.
In view of the above, the 2nd respondent is directed to pass orders on the application of the 3rd respondent for validation of the simple sale deed, in accordance with law, only after issuing notice and affording opportunity of hearing to the petitioner.
With the above direction, the writ petition is disposed of. No order as to costs.
As a sequel thereto, miscellaneous petitions, if any, pending in the writ petition, shall stand closed. ____________________________ A.RAJASHEKER REDDY, J 18.04.2017 t k.
