The petitioner is aggrieved of the Refused Order No.122/ 2019 dated 30.08.2019 passed by the 3rd respondent refusing to register the Sale Deed dated 27.08.2019 presented by the petitioner with respect to the property in Flat No.101, First Floor, H.No.2-17/ 8 to 13/ USJR/ 101, (PRIN No1219976173) of "Udayasri's Sai Jyothi Residency, having a built up area of 1850 SFT together with undivided share of land admeasuring 64 square yards on Plot No.8, 9, 10, 11, 12 and 13 in Survey No.55 of Khanamet Village, Serilingampally Mandal, on the ground of the Notification dated 26.09.2013 issued by the 2nd respondent-District Collector notifying the lands under Section 22-A(1)(a) of the Registration Act, 1908.

When the matter is taken up, learned counsel for the petitioner as well as the learned Government Pleader for Revenue, submit that the subject matter of the present writ petition is squarely covered by the Order dated 13.06.2019 passed by this Court in W.P.No.11563 of 2019, and therefore similar order may be passed in this writ petition as well. This Court disposed of W.P.No.11563 of 2019, by order dated 13.06.

"In terms of the aforestated order and in accordance therewith, the Writ Petition is allowed setting aside the impugned refusal order. In consequence, the Joint Sub-Registrar, Stamps and Registration Department, RO (OB), Ranga Reddy District, shall receive and process the document presented by the petitioners afresh without reference to the Notification dated 26.9.2013 issued by the District Collector, Rangareddy District. In the event the said document is found to be fit for registration, the Sub-Registrar shall complete the due formalities in accordance with law and release the document. However, if he still finds any ground to exercise power under Section-71 of the Act of 1908 and refuse registration, he shall pass a reasoned order and communicate the same to the petitioners. This exercise shall be completed expeditiously and in any event, not later than one month from the date of receipt of the

document. It is also made clear that mere registration of the document would not confer title upon the property covered thereby, if it is otherwise wanting, and would not preclude the Government from taking appropriate steps as warranted by law, if it seeks to assert any right or title over the said land."

In terms of the order dated 13.06.2019 in W.P.No.11563 of 2019, and for the reasons alike, this writ petition is also disposed of. No costs. Miscellaneous petitions, if any pending, shall stand closed. _ _ _ _ _ _ _ _ _ _ _ _ _ _ _ _ _ _ _ _ CHALLA KODANDA RAM, J 1 1 t h Sept em ber , 2 0 1 9 KSM
