The Petitioner is having substantive alternate remedy against the impugned order dated 14th September, 2021 passed by the Competent Authority. Without availing such a substantive alternate remedy, Petitioner has directly filed the present Petition under Article 227 of the Constitution of India.

The Petitioner may avail the substantive alternate remedy available under the Maharashtra Rent Control Act, if so adviced. 2.

Writ Petition is accordingly disposed of by granting liberty to adopt alternte remedy.
