Though the petitioner has approached the Deputy Director of Land Records, Aurangabad by filing the appeal against the order of Superintendent of Land Records condoning the delay of 30 years, the Deputy Director of Land Records, Aurangabad has refused to entertain the said appeal as not maintainable. However, in terms of the provisions of Section 257 of the Maharashtra Land Revenue Code, 1966, the revision before the State Government is maintainable. 3.

In view of the above, since the alternate efficacious
