Heard learned counsel for the appellants.

The claim of the appellants was based on unregistered agreement executed before the panchas and on the basis of that agreement, the appellants claimed that title was conferred upon them. The appellants have failed to prove the title over the suit land. By no means, the appellants were conferred with title over the suit land. Both Courts examined the legality and validity of that agreement and appears rightly declared that the appellants did not get title on the basis of that documents. There appears no substantial question of law involved in this case. Hence, the appeal stands dismissed.
