The challenge in this petition is to an order passed by the Joint Sub-Registrar Clas-II, Dhule dated 22-08-2024 wherein the registration of the sale deed is refused on two counts. Firstly, date of execution is 14-08-2023 and the document is not presented within four months for registration, secondly; that chalan paid on 17-08-2024 i.e. after the period of

(2) 35wp13305.24 one year from the date of execution of the document, thirdly; the document is in the name of minor and therefore, the order under the Hindu Minority & Guardianship Act is necessary from the competent authority.

Considering the above, this court finds that there are other remedies available to the petitioner. It is only submitted that period of limitation is only 30 days. The authority to consider the said period by considering that the petitioner has approached this court under wrong advise.

With this, the petition stands disposed off.

Needless to say that the authority to consider the judgment in the case of M. Snega Minor represented by her mohter and natural guardian M. Pramila Vs The Inspector General of Registration and others in WP/29483/2018 of the Madras High Court.
