The Civil Revision Petition is filed to strike of the petition in RLTOP.No.1 of 2024 pending on the file of the Rent Controller - cum - District Munsif, Cuddalore. The petitioner seeks to strike of the petition on the ground that Kudikadu village, where the property is situate comes within the panchayat limits and is not a part of Cuddalore city and that the provisions of the Tamil Nadu Regulations of Rights and Responsibilities of Landlords and Tenants 2017 has not been extended to Kudikadu.

2. The learned counsel who had appeared for the respondents relied upon GO.No.201 dated 31.12.2024 to state that Kudikadu panchayat is one of the local areas which is sought to be brought under the municipal corporation. However, this notification only talks about the intent to bring the same under the municipal corporation.

3. Mr. D.Gopal, Government Advocate, was asked to verify if the Government has passed an order including the Kudikadu panchayat as a municipal corporation.

4. Today, Mr. D.Gopal, Government Advocate would submit that orders have not been passed and it is still at the objection stage. Therefore, considering the fact that Kudikadu is not an urban area, the Act would not apply to this village panchayat.

5. Therefore, considering the above, the Civil Revision Petition is allowed. RLTOP.No.1 of 2024 is struck from the file of the Rent 3/6
