The revision petitioners are the landlords. The respondent is the tenant.

2. The revision petitioners filed a petition for eviction in RCOP.No.1038 of 2013 before the XV Small causes Court, Chennai and it was ordered on 9.9.2016, against which, the respondent/tenant has preferred an appeal in RCA.No.573 of 2016 which is pending before the IX Small Causes Court, Chennai.

3. Even though in rent control appeal proceedings, the matter was posted for arguments on 11.7.2018, the respondent has been dragging on the disposal of the matter by taking repeated adjournments.

4. It is seen from the record of RCA proceedings, the matter was adjourned periodically from 11.7.2018, 24.7.2018, 2.8.2018, 4.9.2018, 27.3.2018, 17.4.2018, 8.6.2018, 25.6.2018, 5.7.2018, 23.09.2018, 26.10.2018, 26.11.2018, 12.12.2018, 24.1.2019, 12.2.2019 and 13.3.2019.

5. Considering the periodical adjournments in appeal proceedings, this Court is inclined to issue a direction directing the IX Judge, Small Causes Court, Chennai to dispose of RCA. No.573 of 2016 within a period of two months from the date of receipt of a copy of this order.
