O R D E R

The Revision Petitioners herein are the landlords and the 1st petitioner is aged about 61 years. They have filed a petition in RLTOP No. 813 of 2021 before the Small Causes Court, Chennai seeking for eviction of the respondent/tenant by invoking Sec.21(2)(a), 21(2)(b), 21(2)(g) and 23 of Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017 as amended by Act, 2018.

2. As the relief claimed by the Revision Petitioner only seeking for a direction to speedy disposal, the notice to the respondent is dispensed with.

3. On seeing the facts, it reveals that 1st revision petitioner being a senior citizen prayed the court for eviction of the respondent in the year of 2021 and as per the New Act, RLTOP proceedings is to be disposed of within a period of three months. Therefore, on considering the pendency of 2/4

proceedings before the trial court from the year of 2021, this Court is inclined to direct the learned XIII Judge, Small Causes Court, Chennai to dispose the RLTOP No. 813 of 2021 within a period of three months without giving unnecessary adjournments from the date of receipt of copy of this order. Accordingly, this Civil Revision Petition is disposed of on merits. No costs.
