Comp.A.No.99 of 2020 in C.P.No.130 of 1999 KRISHNAN RAMASAMY, J., Comp.A.No.99 of 2020 has been filed seeking to direct the 1st respondent herein to issue a fresh letter to the 2nd respondent/Sub Registrar, Sunguvarchatram, in the place of earlier letter dated 22.07.2019 issued by the 1st respondent for registration of the sale deed for Plot No.295 measuring 6000 square feet comprised at Survey No.163/1B, 166/6 and 166/7 at Podavur Village, Sriperumbudur Taluk, Kancheepuram District, in favour of the applicant herein at the earliest point of time.

2.Learned counsel appearing for the applicant would submit that the applicant has paid the entire sale consideration for the Plot No.295, measuring 6000 square feet comprised at Survey No.163/1B, 166/6 and 166/7 at Podavur Village, Sriperumbudur Taluk, Kancheepuram District to the 1st respondent/Official Liquidator. The 1st respondent has sent a letter on 22.07.2019 to the Sub-Registrar directing to execute the sale 1/4

deed in favour of the applicant. The applicant was not aware of the fact that the sale deed has to be executed within a period of four months from the date of the letter and also due to Covid-19 Pandemic, she would not approach the 2nd respondent/Sub-Registrar. Hence, he seeks direction to the 1st respondent to issue a fresh letter to the 2nd respondent.

3.Learned Official Liquidator would submit that the entire sale consideration has been paid. From their office, a letter dated 22.07.2019 has been sent for the registration of sale deed in favour of the applicant and within a period of four months from the date of the said letter, the registration has to be completed and therefore, it is not possible to extend the time line for registration. However, he would submit that he will sent a fresh letter for execution of sale deed in favour of the applicant in respect of Plot No.295 measuring 6000 square feet comprised at Survey No.163/1B, 166/6 and 166/7 at Podavur Village, Sriperumbudur Taluk, Kancheepuram District.

4.In reply, learned counsel appearing for the respondent would submit that issuing fresh letter would suffice and necessary orders may be passed in this regard.

5.Considering the above submissions, this Court directs the Official Liquidator to send a fresh letter to the 2nd respondent/SubRegistrar, for registration of the sale deed for Plot No.295 measuring 6000 square feet comprised in Survey No.163/1B, 166/6 and 166/7 at Podavur Village, Sriperumbudur Taluk, Kancheepuram District, in favour of the applicant. The Official Liquidator shall send the said letter along with necessary document as required for registration to the 2nd respondent within a period of three weeks from the date of receipt of a copy of this order.
