Mr.S.T.Kasinathan C O M M O N O R D E R These petitions have been filed to issue appropriate directions, directing the learned VIII Judge, Small Causes Court, Chennai, to dispose the appeals in R.C.A.Nos.68, 69, 112 and 113 of 2012 respectively pending on his file, as expeditiously as possible.

2. It is noted from the records that the Rent Control Appeal was filed on 28.01.2012. The matter was pending under the caption "Await Records" upto 17.12.2013 and posted for arguments on 22.01.2014. Once again, from 29.04.2014, it was pending for "await records". Thereafter, from 28.10.2014 till date the matter is pending for arguments. A perusal of the proceedings dated 27.09.2016 shows that the written arguments were submitted by the respondent and for argument on the side of the appellant. It stood adjourned to 03.10.2016 and it has been periodically adjourned. As of now, the last status report reveals that it has been posted for appellant arguments finally on 27.06.2017.

3. The learned counsel for the petitioner/landlord would submit that the Court below has not disposed of the matter for the past five years and no progress is shown in the matter. It is also surprising to note that there are four Civil Revision Petitions in C.R.P. Nos.2274 to 2277 of 2017 are filed pertaining to the same R.C.O.P.No.915 of 2011 and no progress has been made in all these matters.

4. Considering the factual aspects of the matter, this Court deems it fit to give a direction to the Rent Control Appellate Authority to dispose of R.C.A.Nos.68, 69, 112 and 113 of 2012 within a period of one month from the date of receipt of copy of this order.

5. With this direction, these Civil Revision Petitions are allowed. No costs.
