O R D E R

This Civil Revision Petition has been filed for direction to the Subordinate Judge, Tambaram to dispose of the Rent Control Appeal in RCA No.22 of 2018, within a time frame as stipulated by this court.

2. The petitioner herein is the landlord and she had filed a Rent Control Original Petition in RCOP No.2 of 2014 on the file of the District Munsif/ Rent Controller, Tambaram for eviction on the grounds of willful default in payment of rent, Act of waste, Nuisance, Ceased to occupy and owner's occupation. The Trial court partly allowed the petition by directing the respondent to quit and deliver vacant possession of the property to the petitioner, however dismissed the petition in respect of the other grounds. Hence, the petitioner herein filed and appeal in RCA No.22 of 2018 before the Principal Subordinate Judge, Tambaram, challenging the above said dismissal order. Now the petitioner has prayed for direction to the appellate authority for speedy disposal of the appeal.

3. The learned counsel appearing for the petitioner submitted that the appeal is pending for the last two years and Records also received from the Rent Control Act. He also submitted that no other application is pending for disposal before the appellate authority and hence, he prayed for direction for the speedy disposal of the appeal.

4. Considering the facts and circumstances of this case and also the limited scope of prayer, this court is inclined to pass the following order.

i) The Principal Subordinate Judge, Tambaram is directed to dispose the RCA No.22 of 2018, as early as possible, within a period of 6 months from the date of receipt of the copy of this order.

5. With the above direction. this writ petition is disposed of. No costs.
