ORDER

This writ petition has been filed to direct the third respondent to remove the zero value in the petitioner's patta and enter proper guideline value for the

same to enable the petitioner to renew the loan with the financial institution, based on the petitioner's representation dated 27.01.2026.

2. According to the petitioner, he is unable to renew his loan from the financial institution, since the revenue records disclose zero value for the property owned by him, which is already mortgaged with the financial institution. According to the petitioner, unless and until the guideline values fixed by the second respondent and the zero value entered are removed, the petitioner claims that he will not be in a position to renew his loan with the financial institution. The petitioner had given a representation on 27.01.2026 to the respondents for the said purpose. Since the said representation has not been considered till date, this writ petition has been filed.

3. Mr. D.Ravichander, learned Special Government Pleader accepts notice on behalf of the respondents.

4. No prejudice would be caused to the respondents if the petitioner's representation as stated supra is considered on merits and in accordance with law within a time frame to be fixed by this Court.

5. This Court is not expressing any opinion on the merits of the petitioner's representation.

6. For the foregoing reasons, this Court directs the third respondent to pass final orders on merits and in accordance with law on the petitioner's representation dated 27.01.2026, seeking for removal of the zero value entry made by the second respondent in the petitioner's property and to enter the proper guideline value in the same to enable the petitioner to renew the loan with the financial institution within a period of twelve weeks from the date of receipt of a copy of this order.
