ORDER
Since no adverse order is passed against the private respondents, notice to them is dispensed with. By consent of both parties, this writ petition is taken up for final disposal at the admission stage itself.
2. This writ petition has been filed for a direction, directing the 1 to 3 respondents herein to restore the electricity service connection bearing No. 0122302792 of the petitioners premises bearing Door No. 67/70, Usman Road, Thyagaraya Nagar, Chennai 17 forthwith.
3. It is the case of the petitioner that the petitioner is a lawful tenant in the subject premises for more than 40 years. All of a sudden in June 2025, the fourth respondent engaged hechmen and threatened to vacate and hand over the possession immediately. Immediately, the petitioner has filed a suit before the XXIV Assistant Civil Court for injunction. The fourth respondent has also filed eviction petition in RLTOP.No.367 of 2025 in the Court of Small Causes, Chennai. When both the cases are pending, at the instigation of the fourth respondent, the official respondents have disconnected the electricity service connection of the petition premises. The petitioner has lodged a complaint before the Commissioner of Police for restoration of electricity service
connection and made representations to the official respondents, however, the same is pending without consideration. Hence, the petition.

The learned counsel for the official respondents submitted disputed building is in dilapidated condition, the present legal heirs have applied for permanent dismantling for demolition and reconstruction of the building, therefore, the releasing of meters and the permanent dismantling procedures are carrying on. Hence, seeks for appropriate orders.
5. Heard the learned counsel for the petitioner and the learned counsel for the official respondents and perused the materials placed on record.

Considering the facts and circumstances of the case, this Court is of the view that since civil suits are already pending before the Civil Court, the petitioner shall work out his remedy before the Civil Court and RLTOP petition filed by the fourth respondent. Accordingly, this Court does not find any merits in this petition and this writ petition stands dismissed with a liberty to the petitioner to work out his remedy before the Civil Court and RLTOP petition filed by the fourth respondent. No costs.
