Respondents Prayer: Civil Revision Petition filed under Article 227 of Constitution of India to allow this CRP and set aside the order of the interim stay dated 30.11.2016 in M.P.No.270/2016 in RCA No.440/2016 order of the Learned VIII Judge Court of Small Causes Chennai / Appellate Rent Controller Chennai and direct the said court to dispose the above RCA within a time limit and direct the respondents to pay the entire rental arrears to the petitioner forthwith. ORDER
The petitioner/landlord has filed the present petition before this Court seeking to set aside the order dated 30.11.2016 granting stay of operation of order of the Rent Controller, without any direction to pay the rental arrears and future payment of rent; to direct the Appellate Rent Control to dispose of the above Rent Control within the time frame fixed by this Court; and to direct the respondents to pay the entire arrears to the petitioner herein.

Though the prayer sought for in the petition is broad in nature, the learned counsel for the petitioner confines his relief to the early disposal of the appeal by the Rent Control Appellate Authority. 3.
In view of the limited prayer sought for by the petitioner to dispose of the appeal by the Rent Control Authority, I am inclined to pass the following orders:- (i) The learned Rent Control Appellate Authority / VIII Judge, Court of Small Causes, Chennai is directed to dispose of M.P.No.270 of 2016 in RCA.No.440 of 2016 on merits and in accordance with law, within a period of six weeks from the date of receipt of a copy of this order.
(ii) Thereafter, the Rent Control Appellate Authority is directed to dispose of the appeal on merits and in accordance with law as expeditiously as possible.
