The petitioner is the landlord, who filed R.C.O.P.No.94 of 2012 before the Rent Controller (District Munsif, Ambattur) seeking eviction under Section 10 (2) (i) and 10 (3) a (1) of the Tamil Nadu Buildings (Lease and Rent Control) Act.
2. The eviction petition was taken up for trial. The landlord was examined as P.W.1 on 21.08.2014 and subsequently, It was posted for cross-examination of P.W.1. and the case is still pending.

3. Mr. M.A.R.Pragash, learned counsel for the petitioner submitted that the petitioner is a senior citizen and the respondent, without even paying the rent, is squatting on the petition premises. The learned counsel further submitted that the delay in disposing the R.C.O.P. caused hardship to the petitioner.
Considering the facts and submission of the learned counsel for the petitioner, the Rent Controller, District Munsif, Ambattur is directed to dispose of RCOP 94 of 2012 within a period of 3 months from the date of receipt of copy of this order.
