COMMON ORDER These Civil Revision Petitions have been filed seeking to set aside the decreetal order and order dated 20.02.2026 made in I.A.No.10 & 11 of 2026 in O.S.No.937 of 2017 on the file of the XIV Assistant Judge, City Civil Court at Chennai.

2. The petitioner herein filed I. A. No. 10 of 2026 under Order XVIII Rule 3 (A) and Section 151 of CPC seeking to grant permission to the petitioner to be examined himself at a later stage after examination of Sub-Registrar of Velachery has been examined in O.S. No. 937 of 20178 and also filed I. A. No. 11 of 2026 under Order XVI Rule 14 and Section 151 of CPC seeking to issue of subpoena witness, to the Sub-Registrar of Velachery, Chennai - 600 042, to tender evidence in respect of settlement deed dated 27.01.2012 Registered as

Document No. 373 of 2012 and partition deed dated 11.09.2013 Registered as Document No. 5306 of 2013 in his office. Upon hearing both sides, the Trial Court held that the petitions filed for issuance of subpoena to the Registrar for production of settlement deed and partition deed has been filed to protract the proceedings. Accordingly, dismissed the applications. Challenging the same, the petitioner filed these Civil Revision Petitions.

3. The learned counsel for the petitioner submits that the petitioner entered into lease agreement under father of the plaintiff. Now, the plaintiff claiming right over the property based on the settlement deed. To that effect, the petitioner wants to examine the Sub-Registrar, Velachery. Hence, he prays to allow these petitions.

4. Heard the submission of the learned counsel for the petitioner.

5. Admittedly, the settlement deed is registered document. Hence, the issuance of subpoena to Sub-Registrar, Velachery, to render evidence in respect of settlement deed as such is irrelevant and no way connected with the issue involved in this case. It is settled proposition that the tenant is not entitled to dispute the title of the landlord and division of the property held in the landlord's family. Hence, this Court is not inclined to allow these petitions and the findings rendered by the Trial Court needs no interference.

6. In the result, these Civil Revision Petitions are dismissed. No Costs. Pending petition, if any, is/are closed.
