This revision has been filed seeking an order for early disposal of R.C.O.P.No.306 of 2016 on the file of the XIII Small Causes Court at Chennai.

2. The petitioner before me is the landlord. He has presented the petition in R.C.O.P.No.306 of 2016 under Section 10(2)(i) and 10(3)(a)(iii) of Tamil Nadu Buildings (Lease and Rent Control) Act, namely, willful default and for own occupation. Prior to the initiation of this proceeding, the tenant has filed an application in R.C.O.P.No.1230 of 2015 for deposit of rents under Section 8 of the Tamil Nadu Buildings (Lease and Rent Control) Act.

3. The matter is posted for cross-examination of D.W.1 and is being adjourned for the said purpose on several dates. The petitioner, being a septuagenarian wants to see the end of litigation during his lifetime. Therefore, he has moved an application before this Court for a direction for early disposal.

4. Considering the fact that the proceedings are pending from the year 2016, I am inclined to give a direction that the learned Judge shall dispose of the application in R.C.O.P.No.306 of 2016 on or before 30.09.2024 and submit a report to this Court.

5. Accordingly, the Civil Revision Petition stands dismissed. No costs.
