Applicant Prayer: Application is filed under Section 460(4) of the Companies Act, 1956 Read With Rules 9, 11(b) of the Companies (Court) Rules, 1959, a) To take the report on record;
b). To consider the submissions made in para nos.2 to 5 of the report and to fix the upset price for MAX-CHOLAVANDHAN & ORCHARD Retreat project at Rs.21,17,254/- which is 100% over and above the guideline value upon hearing the sale applications for remaining 29 projects and to conduct auction sale of the same;
c). To consider the submissions made in para no.6 and to approve the draft common sale notice, Terms and conditions and Tender Form as per Annexure -II, III & IV;
d). To permit the Official Liquidator to publish the common sale 1/4
notice for the said 30 projects in the following News papers:
1. The Times of India, Southern Edition and
2. Dinamani, Tamil Nadu Edition;
e) To permit the Official Liquidator to issue project wise Tender Form to the intending purchasers;
f) To permit the Official Liquidator to meet all the expenses in connection with the sale, including publication charges from and out of the funds of the company in provisional Liquidation; g) To permit the Official Liquidator to issue Sale Certificate in favour of the Successful bidder or his/her nominee(s) on receipt of the entire sale consideration.

ORDER
After verifying whether the entire sale consideration was received from the auction purchaser, the Official Liquidator has filed a report dated 25.06.2025. In paragraph 8 thereof, details of receipt of the total sale 2/4
consideration of Rs.62 lakhs have been set out. Therefore, the Official Liquidator is directed to execute the sale certificate in favour of the auction purchaser or the nominee of such auction purchaser, hand over possession of the relevant immovable property along with available documents. This exercise shall be completed within three weeks from today. If necessary, the auction purchaser/nominee may request for the assistance of jurisdictional revenue and police authorities. If such request is made, if warranted, such assistance shall be provided.
