O R D E R

This civil revision petition has been filed against the order dated 07.7.2018 made in RCA No.533 of 2015 on the file of the VII Small Causes Court, Chennai, confirming the order of eviction dated 21.8.2015 made in RCOP No.1263 of 2014 on the file of XI Small Causes Court, Chennai.

2. Heard Mr.K.S.Narayanan, learned counsel appearing for the petitioner and Mr.P.B.Ramanujam, learned counsel appearing for the respondent.

3. The petitioner is the tenant and the respondent is the landlady. The landlady filed RCOP No.1263 of 2014 on the file of the Rent Controller for eviction of the petitioner on the ground of wilful default in payment of rent. The RCOP was allowed and the petitioner was directed to vacate the property and to hand over possession within two months. Aggrieved by the said order, the petitioner filed RCA No.533 of 2015 on the file of the Rent Control Appellate Authority. The Appellate Authority confirmed the order of eviction passed by the Rent Controller. Hence, the above revision.

4. The order of eviction has been passed in the year 2015 on the ground that the petitioner is a defaulter. It appears that the petitioner has not paid the rent for more than two years. Therefore, no leniency could be shown to the petitioner, except to order eviction. Accordingly, this revision is disposed of, directing the petitioner to vacate and hand over vacant possession of the premises in question to the respondent on or before 31st December, 2018. No costs. Consequently, CMP No.15764 of 2018 is closed. 24.10.2018.
