This application has been filed seeking extension of lease for a period of 3 years by fixing the enhanced rent of Rs.1,456/- for the shop (mobile phone recharge shop) portion measuring about 28 sq. ft. at Old No.35, New No.73, Pycrofts Road, Triplicane, Chennai 600 005.

Heard Mr. S.N. Kirubanandam, learned counsel for the applicant and Mr.N. Ramanathan, learned Administrator General and Official Trustee. Today, when this application was taken up for hearing, the learned counsel for the applicant submitted that the applicant is willing to pay rent @ Rs.75/- per sq. ft., for which, the learned Administrator General and Official Trustee is agreeable.

In view of the above, the applicant's lease is extended for a period of 11 months and he shall pay rent @ Rs.75/- per sq. ft. for the portion which is in his occupation. Needless to state, the lease may be extended periodically after the expiry of 11 month period with enhancement of rent.
