We have heard Mr.G.Masilamani, learned Senior Advocate appearing for the University/second respondent and once again perused the status report.

We find that the tariff for the Auditorium, Library Hall and Committee room have been revised with effect from 01.08.2016, while the tariff for the Dormitory rooms has been revised with effect from 16.09.2015. However, as far as the rent revision details are concerned, they are stated to have been last revised in 2011.

3. We are of the view that a practical approach has to be adopted and such revision must take place at least once in three years. Thus, the revisions of the room tariff and auditorium etc., are still not due, but the rent revision has already become due and ought to have been revised in 2014 with the next revision in 2017. In this behalf, immediate action should be taken for revision of the rent within a period of two months from today for the period upto 2017, keeping in mind that one revision has been due and one revision would be due shortly and thus, the revised rent would be applicable up to 2020. No further orders are required.
