Respondent/ Appellant/ Respondent/ Tenant PRAYER: Civil Revision Petition filed under Article 227 of the Constitution of India to direct the Learned VII Judge, Small Causes Court, Rent Control Appellate Authority, Chennai to expeditiously dispose of the appeal in R.C.A. No.224 of 2017 within the fixed time frame.

Jain ****** O R D E R This Civil Revision Petition is filed seeking for a direction to the learned VII Judge, Small Causes Court, Rent Control Appellate Authority, Chennai to expeditiously dispose the Appeal in R.C.A. No.224 of 2017 within a fixed time frame.

2. Learned counsel for the petitioner submitted that he filed R.C.O.P. No.2210 of 2012 under Section 14(1)(b) of the Tamil Nadu Buildings (Lease & Rent Control) Act 18 of 1960 as amended by Act 23 of 1973, for eviction of the respondent on the ground of demolition and reconstruction of the building at the premises bearing New No.72, Old No.55, Perumal Mudali Street, Chennai 600 079.

3. On 03.01.2017, the learned X Judge, Small Causes Court, Chennai allowed R.C.O.P.No.2210 of 2012 vide order dated 03.01.2017, against which the tenant has preferred the present R.C.A.No.224 of 2017 before the learned VII Judge, Small Causes Court, Rent Control Appellate Authority, Chennai. This matter was heard in part and therefore, he seeks the matter to be disposed within a fixed time frame.

Considering the limited prayer and also the fact that R.C.A.No.224 of 2017 is pending from the year 2017 onwards, this Court accepts the request made by the learned counsel for the petitioner and directs the VII Judge, Small Causes Court, Rent Control Appellate Authority, Chennai to dispose of the appeal filed in R.C.A.No.224 of 2017, as expeditiously as possible, preferably

within a period of two (02) months from the date of receipt of a copy of this order.

5. With these directions, this Civil Revision Petition stands Ordered accordingly. No costs.
