C O M M O N O R D E R These Civil Revision Petitions have been preferred seeking a direction to dispose of R.L.T.O.P.No.36 of 2021 and R.L.T.O.P.No.26 of 2021, respectively pending on the file of the District Munsif Court, Ambattur within a time limit.
2.Heard the learned counsel for the petitioner and perused the materials available on record.
3. The learned counsel for the petitioner submitted that, despite the petitions filed under Section 36(6)(a) of Tamil Nadu Regulation and Rights and Responsibilities of Landlords and Tenants Act, 2017 and the Act and Section 36 (6)(a) prescribes a specific time limit of 90 days to dispose of the petitions filed under the said Act, the learned Rent Controller has not disposed the matters and the matters yet and is being adjourned frequently.

4. It is seen from copy of the e-Court diary produced by the learned counsel for the petitioner that R.L.T.O.P.Nos.36 and 26 of 2021 have been reserved for orders. However, the case seems to have got re-opened once again. If the matters are not disposed of within time limit prescribed by the statute it will defeat the very object of the legislation itself. The fact that the Rent Controller handles other types of cases also cannot be over looked. But that should not stand in the way of disposing of these kind of matters as expeditiously as possible.
5. Accordingly, these Civil Revision Petitions are disposed of and the learned District Munsif, Ambattur is directed to dispose R.L.T.O.P.Nos.36 and 26 of 2021 as expeditiously as possible. No costs. 23.06.2022 Index:Yes No Speaking Order:Yes/No ms Note : Issue order copy on 27.06.2022 Page No.3/4
