This Civil Revision Petition has been filed to direct the learned XII Judge, Court of Small Causes at Chennai (Rent Control Court) to pass final orders in RLTOP.No.132 of 2022.

2.The Petitioner is the landlord. He has filed RLTOP.No.132 of 2022 before the learned XII Judge, Court of Small Causes at Chennai, wherein he seeks eviction of the Respondent on various grounds. According to the Petitioner, final orders were reserved by the learned XII Judge, Court of Small Causes, Chennai on 28.11.2023 and no orders came to be passed thereafter, despite subsequent six hearings.

3.Mr.D.Gopal, learned counsel for the Petitioner would invite the attention of this Court to the mandate of Section 36(6)(a) of the Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenant (Act 42 of 2017) as amended by Act 39 of 2018 which requires the Rent Control Court to dispose of the eviction application within a period of 90 days. 4.

I find force in the submission of the learned counsel of the Petitioner and the Rent Control Court is required to pass orders expeditiously which is one of the objects of the statute itself. Therefore, I direct the learned XII Judge, Court of Small Causes, Chennai, to pass final orders in RLTOP.No.132 of 2022 on or before 30.06.2024. 2/4

5.With the above direction, this Civil Revision Petition is disposed of. No costs.
