With the consent of both sides, this Writ Petition is taken up for final disposal at the admission stage itself.

2. Challenging the impugned Refusal Check Slip dated 30.04.2024 passed by the 2nd respondent, this writ petition has been filed.

3. Heard the learned counsel for the petitioner and the learned Additional Government Pleader appearing for the respondents and perused the materials available on record.

4. It is seen that the impugned Refusal Check Slip has been issued by the 2nd respondent on 30.04.2024 on the ground that title cannot be decided by him, since the encumbrance shows that two persons owns the same property.

5. The issue involved in this writ petition has already been decided by this Court in Federal Bank Vs. Sub Registrar and Others [(2023)2 CTC 289] as well as in Subramani Vs. The Sub Registrar, Rasipuram and Another (W.P.No.11056 of 2024 decided on 26.04.2024). 2/4

6. Following the above decisions, the impugned Refusal Check Slip issued by the 2nd respondent on 30.04.2024 stands quashed and the 2nd respondent is directed to register the Sale Deed dated 30.04.2024 presented by the petitioner, within a week's time from the date of receipt of a copy of this order.
