ORDER

The writ petition has been filed challenging the Demand Notice dated 04-03-2026, in Na.Ka.No.0001/Ko.A.A.3/2025, and the consequent Form-B Notice dated 01-04-2026 in Na.Ka. No. NIL, issued by respondents for evicting petitioner from his Shop No.60, situated at TNSCB Thirumangalam Commercial Complex, Anna Nagar West, Chennai-600 040.

2. It is submitted by learned Standing Counsel for respondents that against the very same demand notice, petitioner has already filed an appeal and the same is stated to be pending before the first respondent. He would submit that the petitioner have defaulted in paying the rentals and the appeal itself is with reference to the dispute in the quantum of the rentals that are due. He would submit that petitioner may pay 50% of the dues, which presently works out to Rs.19,41,143/-, within a period of four weeks. He would submit that if the above condition is complied with, the appellant authority shall dispose of the appeal, within a period of four weeks from the date of such compliance, agreed to by learned counsel for petitioner.
