This application has been filed seeking a direction to the respondent to register the lease deed in respect of the premises at Door No.161/78, Linghi Chetty Street, Chennai 600 001, in favour of the applicant for a period of 30 years.

At the threshold, it is worth pointing out that numerous instances of the A.G. & O.T. leasing out properties for a period of thirty years and thereafter, the lessees subleasing out the said properties to third parties for a higher rate, were brought to the notice of this Court and hence, this Court had already directed the A.G. & O.T. that there shall not be any lease agreement beyond a period of 3 years and it is open to the parties to negotiate and enter into a fresh lease agreement on the expiry of three years.
