3. The present suit has been filed for the relief of declaration declaring that the sale deed dated 03.02.2011 duly registered at the Office of the Sub-Registrar, Sowcarpet as Document No.163 of 2011 is illegal, null and void.

4. On going through the pleadings set out in the plaint, it would disclose the fact that the sale price fixed for the impugned document is Rs.60.21 lakhs. Further, Court fee has already been paid for the same value. Therefore, for the reason that the value of the suit is Rs.60.21 lakhs, the City Civil Court, Chennai is alone having the jurisdiction to try this suit. Hence, Registry is directed to transfer the suit from this Court to City Civil Court, Chennai for further proceedings.
