Prayer:- Civil Revision Petition is filed under Article 227 of Constitution of India, to direct the learned District Munsif Rent Control Court, Sriperumbudur to dispose of the R.L.T.O.P.No.1 of 2021 within the time frame that may be fixed by this Court.

O R D E R

This Civil Revision Petition has been preferred seeking direction for speedy disposal of R.L.T.O.P.No.1 of 2021 pending on the file of the District Munsif/Rent Control Court, Sriperumbudur. 2.The revision petitioners are the landlords who have filed the petition for eviction against the respondents/tenants. 3.The learned counsel for the petitioner submitted that despite the matter is to be disposed in a time bound manner, the learned Rent Controller has repeatedly adjourned the matter for filing counter and hence, direction should be given for early disposal. 4.No doubt, the Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenant Act, prescribes time limit to dispose of the eviction proceedings filed before the learned Rent Controller. The new Act contemplates fast track mechanism to dispose the eviction proceedings in a timely manner. So it is appropriate to impress on 2/4

the learned District Munsif / Rent Controller not to give long adjournments and keep the case pending.

5.Hence, this Civil Revision Petition is allowed and the learned District Munsif/Rent Controller, Sriperumbudur is directed to dispose the proceedings in R.L.T.O.P.No.1 of 2021 as expeditiously as possible taking into consideration of the statutory time limit.
