C O M M O N O R D E R These Civil Revision Petitions have been preferred seeking direction for speedy disposal of R.C.O.P.No.323 and 322 of 2019 pending on the file of the XIV Small Causes Court, Chennai within a stipulated time that may be fixed by this Court. 2.Heard the learned counsel for the petitioner and perused the entire materials available on record.

3.The revision petitioner is the landlord who has filed the proceedings in R.C.O.P.Nos.322 and 323 of 2019 for fixation of fair rent. Since the same tenant in occupation of all the floors of the demised premises, depending upon the schedule of the tenancy arrangement, the revision petitioner has filed two original petitions before the Rent Controller for fixation of fair rent.

4.The learned counsel for the petitioner submitted that the petitioner/ landlady who is a senior citizen; despite the cases have been filed as early as in the year 2019, they are pending without any progress. 5.On perusal of the adjudication status of the cases, it is seen that the cases have been repeatedly posted for enquiry and evidence without any progress. When both the cases are reached the stage of enquiry, it is obligatory on the part of the learned trial Judge to take evidence, conduct enquiry and dispose the proceedings as early as possible. It is understandable that the Court would not function effectively during the lock down due to Covid Pandemic. However, normalcy is restored now and it is appropriate for the Courts to bestow its best attention to dispose the old cases in a time bound manner. Hence the learned trial Judge is impressed to dispose of the proceedings as expeditiously as possible. 3/5

6.With the above observations, these Civil Revision Petitions are disposed of. The learned XIV Small Causes Judge, Chennai, is directed to dispose the proceedings in R.C.O.P.Nos.322 and 323 of 2019 as expeditiously as possible, preferably within a period of six months from the date of receipt of the copy of this order.
