The petitioner is the landlord. He filed a petition for eviction and also for fixation of fair rent against the respondent. The learned Rent Controller ordered eviction and also fixed the fair rent. Now that, the tenant has preferred an appeal against both the orders. The said appeal is pending from the month of August 2017 and the matter is posted for arguments on 22.02.2019. M.GOVINDARAJ, J bkn adjourned periodically for arguments on the appellant side. Aggrieved over the same, the petitioner is before this Court.

2. Considering the appeal pending at the stage of argument, this Court is inclined to issue a direction to IX Court of Small Causes Court, Chennai, to dispose of the appeal as expeditiously as possible.

3. Accordingly, a direction is issued to the learned IX Court of Small Causes, Chennai, to dispose of R.C.A.No.489 of 2017, as expeditiously as possible, preferrably within a period of three months from the date of receipt of a copy of this order.

4. The Civil Revision Petition is disposed of with the above observation and direction. No costs.
