An auction sale of 28.36 acres in Maxworth Vadakodipakkam Project was held on 20.09.2023, and M/s.Shriram Infra was the highest bidder. The property was, therefore, directed to be conveyed to the highest bidder for total consideration of Rs.3,32,00,000/-. Since rival claims were made in respect of lands under certain survey numbers from and out of the total extent of 28.36 acres, learned Administrator has filed a report dated 13.02.2024 stating that no rival claims are pending in respect of 9.35 acres. The particulars of lands in respect of which no rival claims were made are set out in Annexure I to the learned Administrator's report.

2. Learned counsel for the highest bidder submits that the total amount payable in respect of the undisputed extent of land is Rs.71,95,082/-. After giving credit to the sum of Rs.32,80,300/-, which was remitted as EMD, he submits that the balance sale consideration payable for such extent is Rs.39,14,782/-. Subject to receipt of the total sum of Rs.71,95,082/-, the sale in favour of M/s.Shriram Infra, represented by its Partner, Mr.R.Rajasekar, is confirmed with regard to the extent of 9.35 acres, as per particulars set out in Annexure I to the Administrator's report dated 13.02.2024. Upon receipt of the balance sale consideration, the Official Liquidator is directed to execute a sale certificate in favour of M/s.Shriram Infra with regard to the said extent of 9.35 acres. This exercise shall be completed within a maximum period of 30 days from the date of receipt of the balance sale consideration. If the auction purchaser requires the assistance of the jurisdictional revenue and police authorities in relation to taking possession of the above mentioned lands, the said authorities are directed to provide such assistance to the extent necessary.
