COMMON ORDER The revision petitioner is the land lord, who has sought for eviction under section 10(3)(a)(i) of the Pondicherry Buildings (Lease & Rent Control) Act, 1969 for repossession of the leased premises on the ground of own use and occupation for residential purpose and fixation of fair rent at Rs.1,33,340/- under Section 5(3) of the Pondicherry Buildings (Lease & Rent Control) Act, 1969 respectively.

2. Considering the limited request made by the revision petitioner, notice to the respondent is dispensed with.

3. I have heard the learned counsel for the revision petitioner and I have also gone through the affidavits filed in support of these revision petitions.

4. It is the major grievance of the petitioner that the case in H.R.C.O.P.Nos.27 of 2020 and 51 of 2021 are pending for the past about five years and the chief examination of the revision petitioner/landlord Page No.2 of 4

was taken way back during March 2024 and the respondent/tenant has been protracting the proceedings ever since.

5. Considering that the HRCOP petitions have been filed way back in the year 2020 and 2021 respectively and the same are kept pending till date, the Rent Controller II (I Additional District Munsif), Pondicherry is directed to expedite the trial in HRCOP.Nos.27 of 2020 and 51 of 2021 and dispose of the same finally on merits and in accordance with law within a period of three (3) weeks, from the date of receipt of a copy of this order, on merits and in accordance with law, after hearing the parties.
