Heard Ms.Vasudha Thiagarajan, learned counsel for the petitioner.

2. In view of the limited prayer sought for by the petitioner, notice to the respondent is dispensed with.

3. The petitioner has filed the above revision seeking expeditious disposal of RLTOP No.3 of 2023 pending on the file of District Munsif Court, Ponneri.

4. The revision petitioner is the landlord, who has sought for recovery of possession from the respondent on the ground that there has been failure in entering with the tenancy agreement as contemplated under Section 21(2) (a) of the Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017.

5. The very object of the new enactment is for speedy disposal of disputes between landlord and tenants and the Act also directs the Rent Court to dispose of the petitions within 90 days .

6. It is noticed that RLTOP No.3 of 2023 has been filed in the early part of 2023 and has been pending for more than two years.

7. In view of the above, the District Munsif, Ponneri is directed to dispose of RLTOP No.3 of 2023 on merits and in accordance with law within a period of eight weeks from the date of receipt of a copy of this order. 2/4
