ORDER

The petitioner is the land lady, who has approached the Rent Court, namely, the District Munsif Court at Ambattur in RLTOP.No.6 of 2023 and is now before this Court seeking expeditious disposal of the said RLTOP, which is pending for over two years. Page No.1 of 4

2. In view of the limited relief sought for by the petitioner, notice to the respondent is dispensed with.

3. I have heard the learned counsel for the petitioner and I have also perused the materials available on record.

4. Under the scheme of the new enactment namely, the Tamil Nadu Regulation of Rights and Responsibilities of the Landlords and Tenants Act, 2017, the proceedings before the rent court are to be disposed of within a period of three months. However, it is noticed that, over the past two years, the said RLTOP is kept pending.

5. In the light of the above and to ensure that the Rent Court acts in line with the objects of the new enactment, the Rent Court/District Munsif Court, Ambattur is directed to dispose of the RLTOP.No.6 of 2023 finally on merits and in accordance with law within a period of four

(4) weeks, from the date of receipt of a copy of this order, on merits and in accordance with law.

6. Accordingly, this Civil Revision Petition stands disposed of. No costs.
