Challenging the order of the VII Court of Small Causes, Chennai, in R.C.A.No.813 of 2018, dated 20.06.2023, fixing the fair rent of the subject premises at Rs.35,792/- per month by partly modifying the order of the XV Court of Small Causes, Chennai, dated 02.01.2018, in R.C.O.P.No.2454 of 2012, the present revision has been filed by the tenant. 2.This Court, on 30.07.2025, passed the following order : "It is stated by the learned counsel for the respondent that a demand draft for a sum of Rs.8,00,000/- is available with him and he is ready to hand over the same in time, after the revision petitioner vacating the premises and handing over the keys.

2.The learned counsel for the petitioner would submit that the petitioner will remove his articles and hand over the keys within a period of three days and receive the demand draft before this Court.

3.Post on 05.08.2025."

3.Accordingly, today, the learned counsel for the respondent/landlord has handed over the Demand Draft bearing No.474626 drawn on Central Bank of India, dated 28.07.2025, for a sum of Rs.8,00,000/- (Rupees Eight Lakhs only) to the learned counsel for the petitioner/tenant. The learned counsel for the petitioner has also made an endorsement acknowledging the receipt of the said Demand Draft. The learned counsel for the petitioner/tenant has also handed over the key to the learned counsel for the respondent/landlord before this Court. A memo dated 05.08.2025 has also been filed to that effect and the same is taken on record. 4.In view of the above, nothing survives for further adjudication in this revision.
