Consequently, declare the sale deed dated 24.08.1966 registered as Document No.1676 of 1966, and the General Power of Attorney dated 30.03.2016 registered as Document No.1110 of 2016, both created by the said Mr.Srinivasan, as null and void, being fraudulent and illegal and further direct the first respondent to update and restore the 1/5

petitioner's original title records in respect of the property covered under Document No.818 of 1966, and ensure her lawful ownership is reflected in the Sub-Registrar records.

ORDER

By consent of learned counsel on both sides, this writ petition is taken up for final disposal at the admission stage itself. In view of the order that this Court proposes to pass and also the limited relief that is sought to be granted, notice to respondent Nos.3 and 4 is dispensed with.

The present writ petition is filed praying for a writ of mandamus to direct the first respondent to consider and take appropriate action on the petitioner's representation dated 06.06.2025 submitted to the District Registrar, Central Chennai Registrar Office, Royapettah, Chennai within a time frame as may be fixed by this Court, consequently, declare the sale deed dated 24.08.1966 registered as Document No.1676 of 1966, and the General Power of Attorney dated 30.03.2016 registered as Document No.1110 of 2016, both created by the said 2/5

Mr.Srinivasan, as null and void, being fraudulent and illegal and further direct the first respondent to update and restore the petitioner's original title records in respect of the property covered under Document No.818 of 1966, and ensure her lawful ownership is reflected in the Sub-Registrar records.

3. At the outset, it was submitted by the learned Special Government Pleader for respondents 1 and 2 that cancellation of sale deed is beyond the jurisdiction of the respondent authorities and the remedy would lie before the civil court.

4. Learned counsel for the petitioner seeks liberty to approach the civil court.
