Prayer: Civil Revision Petition filed Under Section 25 of the Tamil Nadu Buildings (Lease and Rent Control) Act, 1960 to set aside the fair and decreetal order of the Rent Controller / Appellate Authority, Sub Court, Mannargudi made in R.C.A.No.2 of 2015 dated 24.07.2017 reversing the fair and decreetal order of M.P.No.5 of 2014 in R.C.O.P.No.1 of 2014 of the Rent Controller / District Munsif cum Judicial Magistrate, Needamangalam.

O R D E R

When the matter was earlier listed on 30.10.2018, the learned counsel for the petitioners offered to pay a sum of Rs.2,00,000/- towards part payment of the total arrears of rent of Rs.4,31,200/- on the understanding between the parties that the dispute with regard to the arrears of rent can be resolved in the main RCOP and the proceedings can be directed to be disposed within a stipulated time.

2. Today, when the matter is called, the learned counsel for the petitioners had handed over a Demand Draft No.975092605 dated 08.11.2018 for a sum of Rs.2,00,000/- to the counsel for the respondent.

3. In view of the submissions of the counsels, the order passed by the Court below in R.C.A.No.2 of 2015 is set aside.

4. Since the proceedings are pending from the year 2014 onwards, it would be appropriate to direct the trial Court to expedite the proceedings and complete the same within the stipulated time. The

learned Rent Controller/District Munsif cum Judicial Magistrate, Needamangalam is called upon to dispose of the proceedings in R.C.O.P.No.1 of 2014 within a period of three months from the date of receipt of copy of this order.

5. Accordingly, the Civil Revision Petition stands disposed of. No costs. Consequently, connected Miscellaneous petitions are closed. 13.11.2018 Index:Yes/No Speaking Order: Yes/No hvk To
